For rental property owners in Malaysia
Tenants, rent, deposits, expenses and repairs, all hanging off the unit they belong to — so what you collected this month is a subtraction, not an afternoon.
Sample figures, not a real portfolio: the dashboard as it looks with six units.

The Sunday evening problem
Every answer exists somewhere: in a chat thread, a banking app, a notebook in the car. Finding it takes the evening, so the question waits until Monday.
Which unit is free on the 12th?
Did Encik Rahim pay this month?
What did I actually make in June?
How it works
Name, address, photos, monthly rent and the deposit you hold. About a minute each. Everything else hangs off a unit.
Who is in which unit, on what agreement, paying how much on which day of the month. The deposit you hold is recorded the day it arrives, not the day it is argued about.
Where the money lands: rent paid against an invoice, expenses against a unit, and what you net falling out of the two. The database already holds this shape.
Units and tenancies work today. Rent invoices, payments, expenses and maintenance are being built on a database that already holds them — every feature below says which is which.
What you get
Every unit in one place
Photos, address, monthly rent, deposit and the terms you actually agreed.
Staff with their own logins Soon
A cleaner or manager gets an account of their own that belongs to your business, instead of sharing yours.
Tenancies and deposits
Agreement dates, rent day and the deposit held. When a tenancy ends, the deposit is returned and what you kept is recorded.
Renewals before they lapse
Which agreements end in the next ninety days, while there is still time to ask. Renew one and the deposit carries over.
Rent invoices and payments Soon
What is due, what came in, what is still outstanding.
Expenses against a unit Soon
Repairs, quit rent, assessment, maintenance fees — recorded where they belong.
Net per unit Soon
Collected less expenses, per unit and in total, without an export.
Repairs logged and chased Soon
What broke, in which unit, how urgent, and whether it is actually fixed.
Turnover between tenants Soon
The clean, the paint and the checks that stand between one tenancy and the next.
Move-in and move-out checks Soon
Condition recorded at both ends, so a deposit argument has evidence behind it.
Soon means the database is ready and the screen is not. Nothing you record now is lost when it arrives.
What is in the box
Built, tested and in the app right now.
Database tables are already in place, so nothing is lost when these arrive.
Built for Malaysia
Not an American product with the currency swapped. The details below are decisions in the software, not marketing copy.
Every amount is stored as a whole number of sen, never a decimal. Add up a year of rent and the total is right to the sen — never a rounding error you cannot explain to a tenant.
Dates and times are Malaysian time (MYT, UTC+8). The day turns at midnight in Kuala Lumpur, so rent due on the 1st falls due on the 1st here, not eight hours later by a server's clock.
An agreement running to 31 December covers the 31st, and the next one may start on 1 January. That inclusive reading is written into the date rules and the schema, because a system that reads it the other way either loses you a day of rent on every renewal or lets two tenancies claim the same unit.
Tenant records become eligible for anonymisation 7 years after a tenancy ends — matching how long tax records must be kept. That period is a setting in the application's configuration; the routine that acts on it is not built yet. Your data is never mixed with another owner's.
Pricing
Every new account starts on 14 days of Business, with no card. After that it moves to Free, which covers one unit.
Units and tenancies are live today. Everything marked Soon is included in the plan and still being built.
Paid plans are not live yet. Every new account gets 14 days of Business and then moves to Free, whichever plan you pick below. Nothing you record is lost when it does.

Questions
Every record belongs to exactly one owner, and no query can cross that line — it is enforced by a global scope applied to every query, not by remembering to filter. Tenant records become eligible for anonymisation 7 years after a tenancy ends; that period is set in configuration, and the routine that acts on it is not built yet.
That is the plan: an invoice per month per tenancy, and a list of who has not paid. The tables are in the database already, the screens are not built yet — anything marked Soon on this page is honest about that.
You are moved to the Free plan. Nothing is deleted — every unit, record and figure stays exactly where it is. Free covers one unit, so adding another will need a paid plan once billing opens.
Not yet. Roles and per-owner separation are in place, and Starter and above include staff accounts, but the screen for inviting a handyman or manager is still being built. Until it lands there is no way to create one.
We take no commission. A flat monthly fee, whether you let one unit or thirty.
There is nothing to cancel yet — no card is taken and billing is not live. When paid plans open you will be able to cancel at any time, drop to Free at the end of the period you have paid for, and keep everything you have recorded.
